Soot, smell and water
Smoke moves through the whole home, into closets, fabrics and ductwork, and the water used to put the fire out needs drying like any other water damage. Fire restoration covers securing the home, removing debris, drying, cleaning soot with methods suited to each surface, and treating the odor.
In condos and townhomes, smoke and water often reach neighboring units too, so tell the building manager or HOA early.
After the fire
- Go back in when cleared
- Only when the fire department says the home is safe.
- Leave the HVAC off
- Running it can spread soot through the ducts until it's been checked.
- Don't wipe the soot
- It can smear and set into surfaces; leave cleaning to the contractor.
- The fire report
- Bellevue releases reports through the City Clerk's Office once the investigation is complete: 425-452-4283 (city page).

Questions
Common questions
Can smoke odor be fully removed?
Usually, when the soot causing it is cleaned out, including from ducts and contents. Odor that lingers usually means soot is still somewhere.
What happens to my belongings?
Many can be cleaned. Fire restoration companies often pack out contents for cleaning and list what can't be saved.
Will the contractor deal with my insurer?
A contractor can discuss the damage with the insurer's adjuster, but in Washington negotiating a settlement on your behalf requires an adjuster's license (RCW 48.17.060). See insurance in Washington.
